Here are some examples we’ve made ourselves or seen those around us make:

❌ Overpaying for a property, thinking if you can just “massage” the numbers a bit, it will make sense long-term because “real estate always goes up, right?” (NO, NO. WRONG! Please don’t think this or do this!).

  1. Appreciation: Real estate can increase in value (according to CMHC, they double approximately every 25 years). This is what most people think of when purchasing real estate but it’s far from the only potential way to make money with real estate.

  2. Rental Income: Monthly income is another obvious way people make money with real estate. The income can cover your expenses & can generate positive cash flow each month. 

  3. Instant Equity: Buy a property under market value, and instantly make $50,000, or $100,000 or even more. We’ve done it, our clients have done it.

  4. Forced Equity & Appreciation: You can implement strategic property improvements to ensure your income increases and expenses decrease. This provides not only improved cash flow, but the potential for additional appreciation and equity.

  5. Tax Advantages: Depreciation, tax write-offs, etc are available with real estate investments. Real Estate Coaching can also be a business write-off.* As always, talk to your accountant and financial professionals

  6. Leverage: You earn appreciation on the bank’s money too. With real estate, if you purchase a $100,000 property and put down $20,000, and the property increases in value to $120,000, you haven’t got a 20% return: you actually get a 100% return on your intial $20,000. It’s also important to note that leverage also increases risk, which is why numbers matter so much.

  7. Principal Pay-Down: Over time, your mortgage gets paid off. Month after month, rental income can cover your mortgage and pay-down what you owe, building equity automatically. 

  8. Reinvestment: With real estate, you have the opportunity to refinance properties. This gives you the option to potentially pull-out equity, which you can then use to purchase more properties. (This is the magic of the BRRRR and if you didn’t know before, now you know).

You might be worried that there are no deals out there right now, interest rates are too high, and you’re not sure what the market is going to do.

Is right now a good time to invest in real estate?

Can’t I learn about real estate online for free?

We hear this all the time. I can learn all this on Youtube, Tiktok and Instagram for free. Why would I PAY for this?

Another potential option if you don’t own your own home? House-hacking. That means a combo of renting and living in your investment property. renting out some of the space (such as renting a room or basement) or purchasing a multifamily property like a duplex or triplex and living in one of the units while renting out the others. This is where multifamily properties can be a true game-changer and open up a multitude of possibilities. 

The bottom line? There’s no ONE way to invest in real estate and it all depends on your specific goals and situation. There are plenty of opportunities, ways and reasons to get started in multifamily real estate investing.

Does this replace having a realtor, or any other professional? What other professionals will I need on my team?
